Cancellation of the contract by the guest

In the event of cancellation, the following penalties will apply:

  • 30 days or more before arrival: 0% of the booking amount.
  • Less than 30 days before arrival: 100% of the booking amount.
  • No Show: 100% of the rental amount.

No refunds will be issued if the guest voluntarily ends their stay before the scheduled departure date.

Changes made by the company

If, due to unforeseen circumstances beyond the company’s control, the booked accommodation cannot be occupied, the company will, whenever possible, offer the guest alternative accommodation of the same or a higher standard, with no additional compensation or refund due by either party.

Data Protection

In accordance with Regulation (EU) 2016/679, the General Data Protection Regulation (GDPR), and Spanish Organic Law 3/2018 of 5 December on the Protection of Personal Data and Guarantee of Digital Rights, the personal data provided during the booking process will be processed by the company for the purpose of managing the booking, providing the contracted services and complying with the legal obligations arising from the stay.

The data subject may exercise, under the terms established by law, their rights of access, rectification, erasure, objection, restriction of processing and data portability by contacting the company as the data controller.

Booking Terms and Conditions

By proceeding with the booking, the guest confirms that they have read and accepted the following terms and conditions:

  • Some short stays may be subject to an additional final cleaning fee.
  • To confirm the booking, an initial payment of between 10% and 30% of the total booking amount is required, depending on how far in advance the reservation is made.
  • The second payment, corresponding to the outstanding balance, must be paid between 45 and 30 days before arrival, depending on how far in advance the booking was made.
  • The Tourist Tax (Ecotax) and the security deposit must be paid in full before guests enter the property.
  • Arrival instructions, including check-in information, property location and/or access codes, key collection details and assistance contact numbers, will normally be sent approximately two days before arrival and only once all payments relating to the booking, Tourist Tax and security deposit have been received in full.
  • Guests must comply with the house rules at all times. Failure to comply may result in additional charges and, where applicable, the full or partial retention of the security deposit.

Electric and plug-in hybrid vehicles

Charging electric vehicles or plug-in hybrid vehicles using the property’s standard electrical sockets is strictly prohibited.

Vehicle charging is only permitted at properties equipped with a dedicated charging point or a socket specifically designed for this purpose, and only with the company’s prior express authorisation.

Failure to comply with this rule may result in charges for the electricity consumed and in the full or partial retention of the security deposit if any damage is caused to the electrical installation or any other loss arises from improper use.

Check-in and check-out times

Check-in is between 4:00 pm and 8:00 pm, unless another time has been expressly agreed in advance.

Check-out must take place before 10:00 am.

Failure to comply with the established check-in or check-out times without prior authorisation may result in additional charges.

Security deposit

A security deposit of between €100 and €500, depending on the property, is compulsory and must be paid before entering the accommodation, using the payment method indicated by the company.

The security deposit may be used to cover, among other things:

  • Damage caused during the stay.
  • Breakage or loss of items belonging to the property.
  • Loss or damage to keys, remote controls or access devices.
  • Locksmith costs or replacement of locks where required.
  • Additional or excessive cleaning.
  • Removal of rubbish left at the property.
  • Improper or clearly excessive use of water or electricity.
  • Damage or additional costs caused by failure to comply with the rules regarding air conditioning or electrical installations.
  • Extraordinary cleaning or replacement of bed linen and towels.
  • Unauthorised late departures.

Once the accommodation has been inspected, the security deposit will be returned within two weeks following departure, less any applicable charges for damage, loss or additional costs attributable to the guest.

Rubbish and waste

Guests are required to remove and correctly dispose of all rubbish generated during their stay in the appropriate waste containers.

Bags of rubbish, waste, bottles, boxes, food or other refuse must not be left inside the property or in terraces, gardens or outdoor areas at the end of the stay.

If additional rubbish removal or waste disposal is required after departure, the corresponding cost may be charged to the guest or deducted from the security deposit.

Keys, remote controls and access systems

Keys, remote controls, access cards and any other access devices provided to guests must be kept safe throughout the stay and returned in accordance with the instructions provided by the company.

In the event of loss, damage or failure to return them, the guest will be responsible for the replacement cost.

If, for security reasons, it becomes necessary to replace a lock, cylinder or access system, the guest may also be charged for locksmith services, call-out fees and replacement costs.

Responsible use of water and electricity

Guests are required to make reasonable and responsible use of water and electricity throughout their stay.

Lights, electrical appliances, air-conditioning systems and other equipment must not be left running unnecessarily when nobody is at the property.

Exceptionally high consumption resulting from misuse, negligence or failure to comply with these rules may result in additional charges being passed on to the guest.

Air conditioning

When using the air conditioning:

  • Doors and windows must remain closed.
  • Air conditioning must not be operated while doors or windows are open.
  • The air conditioning must be switched off whenever guests leave the property.
  • Guests must not tamper with, force or modify the units, thermostats, programming or installations.

Any damage or excessive consumption caused by improper use may be charged to the guest.

Lights and electrical appliances

Before leaving the property, even for short periods, guests must ensure that all unnecessary lights and electrical appliances have been switched off.

At night, all lights that are not necessary must be switched off, particularly exterior, terrace, garden and pool-area lighting, except for lights forming part of automatic systems or security installations.

Towels and bed linen

Sheets, pillowcases, mattress protectors, blankets and towels provided at the property must be used solely for their intended purpose and treated with appropriate care.

Towels must not be used to remove make-up or to clean shoes, floors, bicycles, outdoor furniture, chemicals or any other items that may cause staining or permanent damage.

If bed linen or towels are returned excessively dirty, stained or in a condition requiring special treatment or additional washing, the guest may be charged an additional laundry fee.

If stains or damage cannot reasonably be removed through normal cleaning and the item must be replaced, the replacement cost may be charged to the guest.

Care of the property

Guests are kindly requested to take care of the accommodation, furniture, equipment, gardens, swimming pool and outdoor areas as if they were their own.

Guests must not carry out any activity that could place the property, its installations or its occupants at risk.

Any breakdown, damage, fault or incident identified during the stay must be reported to the company as soon as possible so that appropriate action can be taken.

Change of property

Once a booking has been confirmed, guests may not change to another accommodation or property without paying any applicable costs or charges.

Initial supplies

All accommodation includes an initial basic supply of certain items, such as toilet paper, kitchen roll and, in some cases, salt, pepper or other basic provisions.

These items are provided as a welcome supply only. Once they have been used, the company is not obliged to replenish them and guests will be responsible for purchasing any additional items required during their stay.

TOURIST TAX (ECOTAX)

The Parliament of the Balearic Islands has introduced the Sustainable Tourism Tax, applicable to tourist stays in the Balearic Islands.

The Tourist Tax applicable to the booking must be paid in full before guests enter the property. Access to the accommodation and the final arrival instructions may be conditional upon receipt of this payment.

  • Guesthouses, inns, campsites, hostels and mountain refuges.

Discounts

  • 75% discount during the low season (1 November to 30 April).
  • 50% discount from the 9th day onwards for stays of more than 8 nights. This discount may be combined with the low-season discount.

Exemptions

  • Children under 16 years of age.
  • Stays due to force majeure.
  • Stays subsidised under public social programmes of the European Union.

Important: The Tourist Tax is subject to 10% VAT and must be paid in full before access to the accommodation is provided.
